What this assumes

  • Both columns use the prices you entered. We do not estimate what your house is worth, and we do not fill in what RobinOffer would pay. Our offer is a written offer after we see the house.
  • Commission is editable because it is negotiable. The starting point is your state, not a rule.
  • Carrying cost runs to the closing day in each column, at the monthly figure you entered, converted at 30 days to the month on both sides.
  • Repairs and seller concessions are your own estimate. A listing agent can price them for your house better than a calculator can.
  • Property-tax proration is excluded. It depends on the county billing cycle and your closing date, and a made-up figure here would be worse than none.
  • The cash column charges the transfer tax, which is statutory and falls on the seller in both states, and your carrying cost to the closing day. It charges no commission, no repairs and no concessions. If another buyer is asking you to pay any of these, put them in the listing column.
  • The mortgage payoff comes off both columns identically, so it never changes which one wins.
